Standard delivery is 24–48 hours from the shoot — photos and twilights usually land first, video and 3D tours by the 48-hour mark. Need everything by tomorrow morning? Add 12-hour rush delivery when you book — it runs 25% of your order total.

Interiors shoot rain or shine. If exteriors need blue sky, we'll either replace the sky in editing at no charge or split the shoot and return for exteriors — whichever serves the listing better.

You get a full usage license for marketing the listing and promoting your business — MLS, social, print, your website, everywhere. The Showing Studio retains copyright and portfolio rights, which is standard across the industry.

Every package includes a custom-built property website — gallery, film, tour, and showing requests on one clean, shareable link for your social posts, email blasts, and sign riders. Want it living at its own address domain, like 1234bluebirdway.com? That's $50 for a year of the domain — included with The Showing.

The size ladder is printed right under the packages: homes up to 2,999 sq ft are the standard rate, then +$150 / +$300 / +$500 / +$750 as homes step up to 7,499. Beyond that we quote it personally. That one adjustment covers everything — no per-service size charges. Acreage, guest units, and outbuildings are usually fine — flag them when you book.

All of San Luis Obispo County is included — SLO, the Five Cities, Morro Bay, Los Osos, Paso Robles, Atascadero, Cambria, Nipomo. Outside the county, ask; we're usually game.

You'll pick a specific 2-hour block where we have the home to ourselves — undisturbed access is what makes the shoot (The Showing runs 3 hours for video, tour, and twilight). You'll usually hear back within the hour with confirmed availability, plus a confirmation that includes the seller prep sheet.
