Tenant Occupied Listing Photos: A Guide for SLO County Agents
Updated October 31, 2026 · Listing Prep
The best tenant occupied listing photos start weeks before the shoot, with an honest conversation and a time that works for the people who live there. Give proper notice, send the tenant a short prep list, agree on which rooms are in and out, and plan around what you cannot control. Then let the floor plan showcase and property website do some of the showing work so the tenant hosts fewer strangers.
Plenty of San Luis Obispo County listings come with someone already living in them. A house near Cal Poly rented to four students. A coastal cottage that has been a vacation rental for years. A long-term rental in Grover Beach or Atascadero. An ADU behind the main house where a tenant still lives while the owner sells. Each one asks you to market a home that someone else is living in, and the photos are usually the first place that tension shows up.
This guide covers what agents can do to get clean, useful listing photos of a rented house for sale without burning goodwill with the tenant. For the general room-by-room checklist, see how to get a house ready for listing photos. This post focuses on what changes when the person getting the house ready is a tenant, not the seller.
How early should I talk to the tenant about listing photos?
As early as you can, and before anything lands on a calendar. A tenant who hears about the sale from a lockbox on the door feels very differently than one who gets a call from the listing agent explaining what is coming, why, and what it means for them.
Keep that first conversation simple and respectful. Explain that the owner is selling, that you will need one photo appointment and some showings, and that you want to make it as easy as possible on them. Ask what times are hard for them, whether they work from home, whether there are pets, and whether any room is something they would rather keep private.
What notice do I need to give a tenant before a photo shoot?
Follow California's notice requirements for entering a rental and the terms of the lease, and check with your broker on how your office handles it. Rules can differ depending on the type of tenancy, and this is not legal advice. When in doubt, ask your broker before you schedule.
Beyond what the rules require, a little extra lead time goes a long way. A tenant who gets plenty of warning has time to tidy, put things away and plan to be out, which is good for everyone. Put the date and time in writing, include the expected length of the visit, and confirm again a day or two before.
Student rentals near Cal Poly in San Luis Obispo deserve special attention. Several roommates may share the house, each with their own schedule, their own room and their own idea of what clean means. Make sure every tenant on the lease gets the notice, not just the one who answers the phone, and pick a date that does not land on finals week or move-in weekend if you can avoid it.
What should tenants put away before listing photos?
Privacy comes first. The listing photos will live online for a long time, and the tenant did not choose to have their home marketed. Ask them to put away anything personal or sensitive before the shoot:
- Personal photos on walls, shelves and the fridge.
- Mail, bills and paperwork on counters and desks.
- Valuables such as jewelry, electronics, keys and anything that signals what is worth taking.
- Medications from bathroom counters, kitchen windowsills and nightstands.
- Kids' names on bedroom doors, wall art, backpacks, cubbies and school schedules.
- Security devices such as alarm keypads with codes nearby, safes and camera setups they would rather not show.
- Diplomas, awards, calendars and anything with a name or schedule on it.
After privacy, the next priority is clear surfaces. Kitchen counters, bathroom vanities, dining tables and the floor of every room photograph much better with less on them. You do not need a tenant to stage the home. You need them to reduce what is visible for one morning or afternoon. Our seller privacy checklist goes deeper on this, and it applies just as well to tenants.
Can I share the prep sheet with tenants?
Yes, and it is one of the easiest ways to set expectations without a long email. The Showing Studio's prep sheet lists what to do before the photographer arrives in plain language. Send the link to the tenant along with the date and time, and they can work through it on their own schedule.

What about pets in a tenant occupied home?
Ask about pets in the first conversation, then plan around them. The simplest option is for pets to be out of the home or contained in one space during the shoot, such as a yard, a car on a short outing with their owner, or a room that is not on the shot list.
Pet beds, bowls, toys, litter boxes and crates should be put away or moved out of view for the photos. A tenant who loves their animals will usually understand once you explain it is only for the photos.
How do I schedule a shoot time that works for the tenant?
Start with the tenant's calendar, then fit the photo appointment into it. A shoot that lands at a time they chose is far more likely to go smoothly than one picked for everyone else's convenience.
A few scheduling notes that come up often in SLO County:
- Vacation rentals on the coast. In Pismo Beach, Avila Beach, Cayucos, Cambria and Morro Bay, a short-term rental may have guests booked weeks out. Find the gap between bookings and shoot right after a cleaning, when the home is at its most guest-ready.
- Long-term rentals. Ask whether the tenant prefers to be home or out during the shoot. Many prefer to be out.
- Student rentals. Weekday mornings between classes can work, but coordinate with every roommate. A single room that is not ready can throw off the plan.
- ADUs. If the tenant lives in an ADU on a property that is being sold, decide together whether the ADU will be photographed at all, and when.
When you are ready to lock the date, build the shoot on /book/ and choose a time that matches what the tenant agreed to.
Which rooms should I prioritize if a room is off-limits?
Sometimes a tenant will not want their bedroom photographed, or a roommate is not home and their door stays closed. That is their call, and you can still market the home well.
Prioritize the rooms buyers care about most and that are easiest to get ready:
- The front exterior and any yard, patio or deck.
- The kitchen.
- The main living area.
- The primary bathroom and any other full bathroom.
- The primary bedroom, if the tenant is comfortable with it.
- Views, outdoor living space and anything unique to the property.
Secondary bedrooms are the most common rooms to skip, and buyers can still understand them through the floor plan showcase, which shows the room's size and how it connects to the rest of the home. A listing with one bedroom left out of the photos and a clear floor plan reads far better than one with a cluttered bedroom photo that raises questions.
When does virtual staging help a tenant occupied listing?
Virtual staging is booked per room, which makes it useful for the one or two spaces that will not photograph well as they are. A few common cases with rentals:
- A tenant has already started packing, and the living room is half boxes and half furniture.
- A roommate has moved out, leaving a bare room next to fully furnished ones.
- A long-term tenant has moved out of part of the home before the sale closes.
In those cases, it often makes sense to wait until the room is empty, photograph it vacant, and add virtual staging so buyers can picture how it lives. Here is the same living room vacant and virtually staged:

Be upfront with buyers that a room is virtually staged, and check your MLS's own rules on labeling. For a deeper look at when staging an empty room is worth it, see our guide to photographing an empty house.

How can I reduce showings so the tenant is disturbed less?
Every booking with The Showing Studio includes listing photography, a floor plan showcase with measurements, and a customizable .com property website for the listing. Together, those give buyers far more to work with before they ask to see the home in person.
The floor plan showcase lets buyers understand the layout, room sizes and flow without walking through. The property website puts the photos, floor plan and details in one place that you can text or email to buyers and their agents. Buyers who have already studied both tend to show up with a clearer idea of whether the home fits, which can mean fewer casual showings and more serious ones. That is a real benefit to a tenant who has to tidy up and step out each time.
How fast will the listing photos be ready?
Photos, the floor plan showcase and the property website are delivered within 24 hours. A 360 tour and video reels take 24 to 48 hours, and RUSH! delivery is available when you need things faster.
Fast delivery matters more with a tenant in the home. The tenant prepared the house for one specific day, and every day between the photos and the first showing is a day the home can drift back to everyday life. When photos arrive quickly, you can schedule showings while the house still looks the way it did in the pictures. Download everything from the client portal and share it with your seller the same day.

Questions agents ask
Do I need the tenant's permission to take listing photos?
Follow California's notice requirements for entering a rental and the terms of the lease, and check with your broker. This is not legal advice. Beyond the rules, asking for the tenant's cooperation early usually leads to better photos.
What if the tenant won't let us photograph a bedroom?
Skip that room and focus on the kitchen, living areas, bathrooms, exterior and views. The floor plan showcase included with every booking still shows the room's size and where it sits in the home.
Can I send the prep sheet straight to the tenant?
Yes. Share the link to /prep/ along with the shoot date and time so the tenant can get the home ready on their own schedule.
How soon can showings start after the photo shoot?
Photos, the floor plan showcase and the property website are delivered within 24 hours, so you can start showings while the home still looks the way it did in the photos. RUSH! delivery is available if you need it sooner.
