Morro Bay Real Estate Photography: Marketing Coastal Homes
Updated October 23, 2026 · Town Guides
Morro Bay real estate photography has one job: show buyers the coastal life that comes with the home, not just the rooms inside it. That means bright, honest interiors, an exterior that still looks inviting on a gray marine-layer morning, and, where the property truly has them, the bay, estuary or Morro Rock in the frame. For homes in Morro Bay, Los Osos and Cayucos, aerial photos and video, twilight or virtual twilight, and a 3D/360 tour with a property website do much of the work for buyers shopping from out of the area.
What makes a Morro Bay listing different to photograph?
Morro Bay is a working harbor town with a strong sense of place. Morro Rock sits at the mouth of the bay, the Embarcadero runs along the waterfront with its boats, shops and restaurants, and the estuary and sand spit shape the view to the south toward Los Osos. Buyers who search for homes here are usually drawn by that setting. A listing that only shows the kitchen and bedrooms leaves out much of the reason they are looking.
The weather is the other big factor. Like much of the San Luis Obispo County coast, Morro Bay often sits under a marine layer, and fog can roll in or hang around for much of the day, especially in late spring and summer. Some days clear by midday; some do not. Soft, overcast light can be lovely for interiors, but it can leave an exterior or a view looking flat and gray. Good planning works with the forecast and gives you options if the sky does not cooperate.
Finally, the housing stock is mixed. There are older beach cottages and modest single-story homes close to the water, hillside homes that climb above town, and newer or remodeled homes with larger windows and decks. Each one calls for a slightly different plan, so it helps to think about the property before you build the shoot.
How do I show the water, the Rock and the bay without overpromising?
The simple rule is to show what is really there. If a home has a clear view of Morro Rock, the bay or the estuary from the living room or deck, that view deserves its own images, framed so buyers understand where it is seen from. If the view is partial, seasonal or only visible from one window, the photos should present it that way. Buyers who drive out expecting a wide-open bay view and find a sliver between rooftops tend to lose trust in the whole listing.
When a home is close to the water but does not look out on it, the story shifts from view to proximity. That is where aerial work helps. An aerial photo can show how the home sits in relation to the bay, the Embarcadero, the beach or the open space nearby, without claiming the home itself has a view.
As with any listing, keep the descriptions honest and consistent with the images, and check your MLS's own rules for how photos, aerial images and any edited images should be labeled.
When are aerial photos and video worth it in Morro Bay, Los Osos and Cayucos?
Aerial photography earns its place whenever the setting is part of the value, and along this stretch of coast, that covers a lot of listings. A view from above can show a home's relationship to the bay, the estuary, the beach or the hills; how a hillside lot is laid out; and what sits around the property. For a buyer comparing homes from out of the area, that context is hard to get any other way.
Aerial video adds motion and a sense of arrival. A short, smooth reveal that moves from the home out toward the water or the hills gives buyers a feel for the neighborhood and works well as a social clip or a feature on the listing's property website. Aerial photos and aerial video are separate add-ons, so you can choose one or both.
A few common fits:
- Homes near the bay or Embarcadero in Morro Bay: aerial photos to show distance to the waterfront, the harbor and Morro Rock.
- Los Osos homes near the estuary or open space: aerial photos to show the bay, the back bay and the greenbelt or hills around the neighborhood, where those are nearby.
- Cayucos homes near the beach or on the hills above town: aerial photos and video to show the small-town beachfront setting and the lay of the land.
- Hillside homes: aerial work to show the lot, the slope, the approach and the elevation relative to the surrounding area.
For a standard lot surrounded by similar homes and well away from the water, aerials are usually a lower priority than strong interiors. Our post on aerial photography for real estate on the Central Coast goes deeper on when it pays off.

What if it is foggy on shoot day?
Fog is part of life in Morro Bay, and it is worth talking about with your seller before the shoot is booked. Interiors can usually be photographed in any weather and still look bright and true to life. Exteriors and views are where the marine layer makes the biggest difference.
There are a few ways to handle it:
- Plan for flexibility. If the view is central to the listing, build some wiggle room into the schedule so exteriors can be captured when the sky is clearer.
- Book a twilight exterior session. Evening light, with the windows glowing and the exterior lights on, gives a home a warm, finished look. Twilight is a strong fit for homes with decks, good outdoor lighting, or a setting that looks especially good as the day ends.
- Use virtual twilight. When an evening visit is not practical, or the marine layer has settled in, virtual twilight turns a daytime exterior into an evening image without a second appointment. It is a practical way to give a gray-day exterior a warm, inviting feel.
Our guide to true twilight versus virtual twilight walks through how to choose between the two. If you are listing during the cooler, wetter months, our post on listing a home in winter in San Luis Obispo County covers the seasonal side.
How should I market a beach cottage versus a newer or hillside home?
Older beach cottages often have charm that buyers love: original details, cozy rooms, garden patios and a short walk to the water. They can also have smaller rooms and less natural light. The goal is to present them honestly, with bright, natural edits and careful room-by-room coverage, so buyers see the character without feeling misled about the size. The floor plan showcase that comes with every booking is especially helpful here, because it shows exactly how the rooms fit together.
Newer and remodeled homes, and many hillside homes, tend to be built around light and outdoor living: larger windows, decks, open kitchens and living areas that face the view where there is one. For these homes, the deck and outdoor spaces deserve their own images, and the main living area should be shown in a way that makes the connection between inside and outside clear.
If rooms are empty, virtual staging can help buyers picture how the space lives. Our post on photographing an empty house explains when it makes sense.

Why does a 3D/360 tour and property website matter for Morro Bay buyers?
Morro Bay, Los Osos and Cayucos draw many buyers who do not live nearby. Some are shopping for a second home or a weekend place on the coast, some are planning to retire here, and some are relocating from elsewhere in California or beyond. Those buyers often cannot make a quick trip for every showing, so they lean heavily on what they can see online.
A 3D/360 virtual tour lets them move through the home at their own pace and get a real sense of the layout before they make the drive. Paired with the floor plan showcase, it helps a remote buyer understand how the home actually lives. The 360 tour is delivered within 24 to 48 hours.
The customizable .com property website that comes with every booking pulls it all together in one link: the photos, the floor plan showcase, and any tour or video you add. It is easy to send to an out-of-area buyer, their agent, or family members helping with the decision. You can see a live example at our sample listing website.

How should sellers prepare a coastal home for photos?
- Clean the windows and glass doors, inside and out. Salt air and fog leave a film that shows up in photos, especially when there is a view.
- Set up the deck or patio. Wipe down outdoor furniture, put out cushions and clear away hoses, boards and beach gear.
- Open the blinds and turn on every light, and replace any burned-out bulbs, especially if a twilight session is booked.
- Declutter and depersonalize, clearing counters and putting away personal items.
- Tidy the approach, including the driveway, front path and any parked cars.

Interiors can be photographed in any weather. For exteriors and views, you can build some flexibility into the schedule, book a twilight exterior session, or add virtual twilight to give a gray-day exterior a warm evening look.
